Macarthur Strata opened its doors in 1993, long before the region grew into the busy hub it is today. While we have not been here quite as long as Macarthur Square, we have witnessed firsthand how the area has evolved from quiet neighbourhoods and farmland into a centre filled with new communities, schools, and town centres. Our story is tied to that growth.
The region looked very different back then. Camden felt like a country town. Campbelltown was growing, but it still maintained a slower pace. Narellan was only beginning to change. Picton kept its village feel. The Southern Highlands was known for heritage homes, weekend escapes and the new Bradman Museum.
In the 1990s, most schemes were small and personal. Many were made up of neighbours who knew each other well. New townhouse developments were only starting to appear. Much of the land that is now Oran Park, Spring Farm and Gregory Hills was open paddocks.
We joined this community at a time when the area was settling into its identity. We have watched every chapter unfold since.
Throughout the 2000s and 2010s, the region underwent rapid change. New estates grew along the Hume. Modern community and neighbourhood associations became common. Families spread toward Elderslie, Harrington Park and Mount Annan. The Southern Highlands welcomed more full-time residents. It became a haven for families seeking more space and a quieter lifestyle.
Today, the Macarthur and Southern Highlands region is the best of both worlds. Combining long-established streets and fast-growing suburbs. It is a place where old and new sit side by side. The area offers busy centres, quiet pockets and family-friendly neighbourhoods.
Over the years, Macarthur Strata remained a steady constant in a region that underwent a swift transformation. A family-owned and operated business, the team has remained small, close-knit, and focused throughout its history. The team has also firmly established a reputation as a long-standing, community-minded operator.
The region is filled with places that locals hold dear. From the Australian Botanic Garden at Mount Annan to Camden’s historic main street, the character of every suburb gives the area its charm. Picton’s heritage precinct, the open views around Thirlmere and the cool village feel of Bowral and Moss Vale all shape the sense of community that runs through our wider region.
The region holds strong contrasts. You can leave the heart of Campbelltown and be in the quiet streets of Picton in less than half an hour. You can cross the highlands and reach Mittagong or Bowral. You can drive west to the growing estates around Oran Park, or to the industrial estates of Smeaton Grange. We manage buildings across all of these areas, each with its own character.

A strata scheme is a form of property ownership where you own your individual lot and share ownership of common property such as roofs, driveways, stairwells and gardens with other owners.
In most cases, you own everything inside your lot. This depends on the registered strata plan and its date, particularly for schemes registered before July 1974.
Items such as walls, ceilings, structural elements, pipes, roofs and external features are usually common property. However, the registered strata plan always determines who is responsible.
The Owners Corporation is the legal body made up of all lot owners in the scheme. It is responsible for managing common property, finances, insurance, compliance and by-laws.
The strata committee makes day-to-day decisions on behalf of the Owners Corporation between general meetings, within the limits set by legislation and resolutions.
A strata manager assists the Owners Corporation by organising meetings, managing finances, coordinating repairs, arranging insurance and ensuring compliance with NSW strata legislation.
Levies fund building insurance, cleaning, gardening, maintenance, repairs, compliance costs and long-term upkeep of the property.
