What Your Strata Manager Handles for You

Our work extends beyond meetings and paperwork. We apply regulatory requirements through practical, day-to-day management to support compliance and efficient day-to-day operation.

  • Manage budgets, financial records and statements, including bank reconciliation and trust account oversight.
  • Obtain insurance quotations, arrange renewals, organise insurance valuations and assist with claims.
  • Provide administrative support, including correspondence, email management, telephone enquiries, invoice approvals and payments.
  • Maintain books and records, including minutes, the strata roll, owner details, reports and forecasts.
  • Convene and coordinate meetings, including AGMs, committee meetings, and chair meetings when required.
  • Assist with building defect matters by liaising with the appropriate bodies.
  • Prepare and issue Section 184 Certificates for strata and Section 26 Certificates for community schemes.
  • Coordinate repairs and maintenance of common property, including quotations, approvals and scheduled works.
  • Manage levies, track payments, and arrange recovery of arrears under committee direction.
  • Carry out general duties, such as acting as chairperson, secretary, or treasurer when required, and implementing committee resolutions where properly appointed or delegated under legislation.

What is a strata scheme?

A strata scheme is a form of property ownership where you own your individual lot and share ownership of common property such as roofs, driveways, stairwells and gardens with other owners.

What do I actually own?

In most cases, you own everything inside your lot. This depends on the registered strata plan and its date, particularly for schemes registered before July 1974.

Items such as walls, ceilings, structural elements, pipes, roofs and external features are usually common property. However, the registered strata plan always determines who is responsible.

What is the Owners Corporation?

The Owners Corporation is the legal body made up of all lot owners in the scheme. It is responsible for managing common property, finances, insurance, compliance and by-laws.

What does the strata committee do?

The strata committee makes day-to-day decisions on behalf of the Owners Corporation between general meetings, within the limits set by legislation and resolutions.

What does a strata manager do?

A strata manager assists the Owners Corporation by organising meetings, managing finances, coordinating repairs, arranging insurance and ensuring compliance with NSW strata legislation.

What are strata levies, and what do they pay for?

Levies fund building insurance, cleaning, gardening, maintenance, repairs, compliance costs and long-term upkeep of the property.
