Macarthur Strata is a family-owned business built on a team who know the region intimately, understands fast-changing legislation, and cares deeply about the people and communities they serve. Our team is locally based, highly experienced, and deeply invested in the communities we manage. Many of our staff have been with the business for well over a decade, which means our clients benefit from consistency, practical knowledge, and relationships that do not reset every year. We focus on clear communication, prompt action, and steady guidance through what can often be complex and high-pressure strata matters.
Louise leads Macarthur Strata with a strong focus on people, compliance and accountability. As Licensee and General Manager, she oversees the day-to-day operations of the business and manages strata plans directly, balancing leadership with hands-on involvement.
With nearly a decade at Macarthur Strata, Louise brings stability and deep operational knowledge. She values teamwork, consistency, and local insight, helping build a long-standing team clients can trust to deliver reliable outcomes.
Why Louise calls Macarthur home:
“Living in the Macarthur region offers the best of both worlds. Every day life is convenient, while beautiful rural landscapes and open spaces are just moments away.”
Sandy is one of Macarthur Strata’s most experienced strata managers, with over fifteen years in the business. Her role is varied and fast-paced, involving daily problem-solving, client communication, and navigating a constantly evolving legislative environment.
She places strong emphasis on ongoing training and compliance, regularly undertaking Fair Trading education and legal updates. As a local, Sandy brings practical area knowledge and values the long-term relationships built through consistency and trust.
What Sandy loves about the region:
“The Macarthur and Southern Highlands offer beautiful surroundings and a relaxed lifestyle. The region offers a great balance between peaceful living and staying connected.”
We have been dealing with Macarthur Strata for a number of years and have always found that they are reliable and attentive, when contacted about issues… Sandy Pacey, has been very friendly and helpful. When she is informed about issues, she is very prompt in arranging repairs etc.

Amy joined Macarthur Strata with eight years of prior strata management experience and a desire to work closer to home. She was drawn to the business for its smaller, non-corporate structure and people-first culture.
She focuses on building long-term client relationships and believes that how a team is treated internally directly impacts the service delivered. Amy’s experience and relational approach allow her to add value quickly and consistently.
What Amy loves about the region:
“Raising our children in the Southern Highlands gives them space to grow, great schools, and a welcoming community centred around nature and a relaxed pace of life.”

These answers cover strata schemes, community associations, neighbourhood associations and building management committees. Different rules apply depending on the type of scheme and its governing legislation.
A strata scheme is a form of property ownership where you own your individual lot and share ownership of common property such as roofs, driveways, stairwells and gardens with other owners.
In most cases, you own everything inside your lot. This depends on the registered strata plan and its date, particularly for schemes registered before July 1974.
Items such as walls, ceilings, structural elements, pipes, roofs and external features are usually common property. However, the registered strata plan always determines who is responsible.
The Owners Corporation is the legal body made up of all lot owners in the scheme. It is responsible for managing common property, finances, insurance, compliance and by-laws.
The strata committee makes day-to-day decisions on behalf of the Owners Corporation between general meetings, within the limits set by legislation and resolutions.
A strata manager assists the Owners Corporation by organising meetings, managing finances, coordinating repairs, arranging insurance and ensuring compliance with NSW strata legislation.
Levies fund building insurance, cleaning, gardening, maintenance, repairs, compliance costs and long-term upkeep of the property.
