Macarthur Strata is a well-established strata management team supporting residential, community and commercial schemes across South West Sydney, the Macarthur region and the Southern Highlands. Our work covers strata schemes, community associations, neighbourhood associations and building management committees, each governed by its own legislation. Our team is local and understands not only the integrity of buildings but also the values of our community.
We know the region’s buildings, councils and contractors. Local knowledge enables us to resolve issues quickly and provide tailored advice for the specific area. We aim to be the kind of neighbour you can rely on.
For over three decades, the business has supported local owners and committees with practical, reliable strata management services. The company began as a small team providing expert service and has retained its personal approach as it has grown.
Relationships are everything. Many clients stay with us for years because they value the stability of a team with a long tenure that understands their needs. Several team members have worked in the business for nearly a decade, providing ongoing continuity and regional expertise.
Integrity matters in strata. Owners need a manager who is honest, accountable and consistent. We focus on transparent communication and clear processes so committees know precisely what to expect.
We do what we say we will and keep owners informed without unnecessary hassle.
New estates continue to appear, and long-standing neighbourhoods are evolving. We view our role as helping owners protect their buildings and preserve the character of their communities, while supporting growth in a practical and responsible manner.
“I wish to thank Macarthur Strata, for all the wonderful work and service they have provided to our complex over the many years we have been dealing with them… Issues to do with repairs are dealt with ASAP as we have a great team of tradespeople working for Macarthur Strata.”

These answers cover strata schemes, community associations, neighbourhood associations and building management committees. Different rules apply depending on the type of scheme and its governing legislation.
A strata scheme is a form of property ownership where you own your individual lot and share ownership of common property such as roofs, driveways, stairwells and gardens with other owners.
In most cases, you own everything inside your lot. This depends on the registered strata plan and its date, particularly for schemes registered before July 1974.
Items such as walls, ceilings, structural elements, pipes, roofs and external features are usually common property. However, the registered strata plan always determines who is responsible.
The Owners Corporation is the legal body made up of all lot owners in the scheme. It is responsible for managing common property, finances, insurance, compliance and by-laws.
The strata committee makes day-to-day decisions on behalf of the Owners Corporation between general meetings, within the limits set by legislation and resolutions.
A strata manager assists the Owners Corporation by organising meetings, managing finances, coordinating repairs, arranging insurance and ensuring compliance with NSW strata legislation.
Levies fund building insurance, cleaning, gardening, maintenance, repairs, compliance costs and long-term upkeep of the property.
